What goes down

Epoxy flake

An epoxy flake floor is a base coat, a full broadcast of vinyl chips, and a clear topcoat over the top. The flake adds slip resistance and hides wear, dirt and minor slab imperfection that would show through a solid colour. It is the most common system in garages and service bays for exactly that reason.

Where it fits

—Residential garages — the most common application

—Auto service bays and workshops

—Commercial kitchens and back-of-house

—Any floor where wear needs to be hidden rather than announced

Where it does not

—Spaces wanting a seamless mirror finish — the flake is the texture

—Slabs with unresolved moisture vapour drive

—Exterior slabs in direct UV without the correct topcoat

Cost of ownership

What it costs to own, not what it costs to install

Mid-range at install, with a recoat cycle measured in years rather than decades. The topcoat wears before the base, so a refresh is usually a screen and a new clear coat rather than a full teardown — provided the original prep was done properly. If it was not, there is no refresh, only a redo.

Questions

What people ask about epoxy flake

How long does an epoxy flake garage floor last?

A properly prepared flake floor in a residential garage commonly lasts ten to twenty years before the topcoat needs refreshing. The variable is not the product — it is whether the slab was mechanically ground before the base coat went down. Floors that peel early almost always skipped that step.

Do you have to grind the concrete before epoxy?

Yes. Mechanical grinding opens the surface of the concrete so the epoxy can key into it. Acid etching does not achieve the same profile, and coating over a sealed or troweled slab means the floor is held on by surface tension. That is the most common reason a garage floor fails.

Can you match flake colour to a specific look?

Flake blends come in a wide range and can be mixed to get closer to a specific palette. Chip size also changes the read of the floor — a larger flake gives a more textured, terrazzo-like appearance, a smaller one reads closer to a solid colour from a distance.
