03 — Where the floor is

Residential floors

A residential garage floor is won or lost on preparation. The concrete has to be mechanically ground to open the surface before anything goes down — that is the difference between a floor that lasts and one that peels off with the first hot tire. Flake systems are the common choice; metallic is the feature finish.

Questions

What residential buyers ask

How much does it cost to epoxy a two-car garage?

It depends on the size of the floor, the condition of the slab and the system you choose. Floors that need significant repair or moisture mitigation cost more. Pricing is per square foot and confirmed after a $50 site visit, with the quote the same day.

How long does a garage floor coating take?

The install itself is usually one to two days. From first contact to a finished floor, a residential job averages about two weeks, most of which is scheduling rather than work. You will need to keep vehicles off the slab through the full cure window.

Is epoxy or polyaspartic better for a garage floor?

Polyaspartic cures faster and holds colour better under UV, which matters for a carport or a garage with a lot of light. Epoxy builds a thicker film and costs less. Most quality systems use both — an epoxy base coat with a polyaspartic or urethane topcoat.

Is a residential garage floor guaranteed?

Residential installations carry a guarantee of up to five years depending on the system. That is longer than the commercial term for a simple reason: a garage sees far less punishment than a service bay. The exact term is confirmed in writing with your quote.

Can you coat a garage floor that already has a failing coating on it?

Not over the top of it. The existing coating has to come off entirely, back to bare concrete, before a new system goes down. Coating over a failing floor means the new floor fails on the same schedule as the old one, and now you have paid twice.
